Macy Architecture has a track record of "hacking" Building & Planning Codes to achieve higher density.

CODE HACKING

In 2016 Macy Architecture achieved entitlement for San Francisco's first market-rate housing project to utilize the State Density Bonus Law to optimize project density. After entitlement the San Francisco Planning Department responded by creating their own density bonus program.

On the same project Macy Architecture used the language of existing Planning Codes requiring the creation of mid-block alleys (which would have greatly reduced project density and increased construction costs) to avoid this requirement; after entitlement San Francisco Planning responded by revising this code language.

In 2022 Macy Architecture negotiated with San Francisco Building and Accessibility officials for the approval of semi-autonomous sleeping units in a Group Housing Project that allows each micro-unit to have its own accessible mini kitchen and combination wc/shower enclosure within 220 gross square feet.

Currently, Macy Architecture is shepherding a project through entitlement that uses State Density Bonus Law to not only provide the owner of an existing San Francisco house the modest addition they were denied by recent changes to the Nob Hill district's Planning Code, but to also add 9 highly desirable townhomes to the same lot.
